As you may have seen on the sign board, we will have a new management company starting August 1----ACS West, Inc.---Suite 100, 1904 Byrd Avenue, Richmond, Va. 23230---2827451, Fax 2829590.

Our property manager will be Charles Small, one of the principals  csmall23229@yahoo.com .

There has not been any disagreement with Stellar Community Management, and in fact Tracey recommended us to ACS West, and recommended them to us. Tracey has a small company with just herself, one full time employee-Tricia, and one part-timer--Angie, and in addition to us they manage about 15 other community associations, mostly condo or townhouse neighborhoods or small communities that she has managed since their inception.

Ashbrook really does not fit the profile of their niche, both because of our size and the amount of time that it takes to handle our business and covenant enforcement. When the new Board was elected last year, Tracey was asked to bid on the management of Ashbrook, and knowing our financial situation at the time and all of the challenges we were facing in trying to straighten out the records, billings, and finances, she agreed to a one year contract to help us get started on the right track, and offered to do it at a reduced rate of $3.00 per home per month. 

They put in many, many hours working alongside our Board and Committees, and have indeed helped us to get on solid footing. With her contract expiring on July 31, and after several discussions with us, it was amicably and mutually decided that it would be better for both her and us for Ashbrook to be with a much larger company better set up to handle a community our size; with that company being ACS West who has 14 people on staff and many combined years in this industry.

Sue Herr was able to negotiate a very favorable rate, $3.50 per home per month for a two year contract, with the normal $1000 set up fee waived, and the Board voted to accept their proposal at the July 8 meeting. Tracey and Betty Small, principal owner of ACS West have been working for the past two weeks transitioning records, etc., over to ACS West, and we expect an almost seamless changeover.  If you have any questions, please contact any of the Board members.
